Due to an ever-increasing demand for docking space in our parks, we have revised some rules and procedures for dock/space permits. Questions and comments are welcomed by calling the L.I.P.O.A. office at 989.644.3326 during regular business hours.
Having a docking space in an L.I.P.O.A. park does not entitle you to any land rights on property belonging to the L.I.P.O.A.. Priority docking is an optional fee if you choose to request priority assignment. If you do not request priority assignment, you may submit your dock/space permit request on or after the first Tuesday in April at no charge. Requests received at that time will be assigned on a first come, first served basis, as it has been in the past.
Docks/spaces are to conform to Lake Isabella Property Owners Association and the State of Michigan guidelines.
- Docks are required for spaces not on a seawall. No docks are permitted alongside or directly attached to the seawall (Essex, Lincoln, Carmen and South). Seawall spaces will be 12’ in width. Seawalls are reserved for pontoons only.
- Docks placed along the shoreline in the parks will be permitted a 15’width space which is all inclusive of dock and mooring. No watercraft may be stored overnight on the shore, in the park.

- Spaces within the parks will be numbered, with assignments determined through this permit application.
- The dock’s length cannot obstruct the navigational water way.
- Only one space/permit (either 15’ regular or 12’ seawall) will be granted per membership before July 1st each year. One additional space/permit per membership may be allowed, if space is available, after July 1st.
- Partnership is encouraged. This would allow for a 30’ width space (i.e. 2 spaces) with one dock centrally located within the 30’ space, and "partners" utilizing both sides of one dock. Each partner will be required to fill out an application indicating they are sharing a dock.
- You must be current with your membership dues and lake maintenance fees. You must remain in good standing with the L.I.P.O.A. or your permit may be forfeited and your dock & property removed from the park.
- Your watercraft must have a L.I.P.O.A. watercraft decal on it. (These are available free of charge thru the L.I.P.O.A. office, and do not expire like your vehicle decals.)
- Docks and paraphernalia (i.e. tires) must be removed from the L.I.P.O.A. parks by October 31st of each year. An dock removed by the L.I.P.O.A. will be charged a $150.00 fee for removal and storage.
- Applicants are encouraged to physically examine the space you are applying for and see if the number has been changed from the previous year.
This permit does not grant any property rights to real estate in the parks or in the body of water, and does not entitle you to any land rights on property belonging to the L.I.P.O.A. or authorize the establishment of decorative details (i.e. flags, name plates, shrubbery, cobble stones, etc…) in or around the permit location. If you need to accommodate for special needs, see the L.I.P.O.A. office for a permit.
Dock spaces are NOT transferable with the sale of property and should not be listed in the sale of property. When a sale of property occurs, the dock space will then become vacant and will become available by a waiting list if applicable.
Every space, including docks will be located to the LEFT of the numbered post when looking at the water from shore. You may be required to move your dock if it is not located to the left of the post. If the L.I.P.O.A. has to move your dock a labor fee will then be charged and your docking privileges may be revoked for the following year.
Each applicant agrees to hold L.I.P.O.A. harmless for any loss, damage, or theft to any property in L.I.P.O.A. parks and waives and accepts all liability. The Association reserves the right to remove any structure or landscaping the Board feels is unsafe, or may place the Association at risk for liability purposes.
RULES REGULATING PRIORITY ASSIGNMENT
- If your L.I.P.O.A. dues and lot maintenance fees are paid current for the year, you may submit your request for priority assignment by filling out the enclosed permit form and sending it with the appropriate fee to L.I.P.O.A. by mail or in person on or before March 15.
- You may request the space you were assigned last year or a vacant space. If you did not have an assigned space last year, you may only request a vacant space. You may not request a space assigned to someone else last year, unless that person has failed to pay their priority fee requesting that particular space by March 15th
- Once a park is full a SEASONAL waiting list will be started
- A committee will process the priority assignment requests received by March 15. As with regular dock/space assignments, priority assignments are TEMPORARY and valid for one year only.
- Only one dock/space permit, per membership, will be given priority assignment. A request for one (1) additional permit will be considered after July 1, if space is available.
- Once assigned a dock space it is your responsibility to notify the L.I.P.O.A. office if someone else is using it.
- If you do not request priority assignment; you may submit your request for a dock/space on or after the first Tuesday in April, at no charge. All requests received on or after the first Tuesday in April will be assigned on a first come, first served basis.
- Any disputes over docking spaces should be submitted to L.I.P.O.A. for arbitration. No one, other than an L.I.P.O.A. staff member, is to remove someone else’s dock from any L.I.P.O.A. park or docking space. Anyone who does this will forfeit his or her own dock/space permit.
- Each priority assignment permit must include the applicable fee however we encourage sharing one dock for two (2) spaces because it will allow additional room for navigating.
- No applications will be accepted before the first Tuesday in April unless they are signed and accompanied by the appropriate fee(s).
Priority assignment is optional.
Please note; the 1ST Tuesday in April is the date for 1st come, 1st serve Dock Applications.
It is your responsibility to read these rules and familiarize yourself with the docking procedures. Your signature on the docking application indicates your agreement to do so.
Failure to abide by the procedures set forth may result in loss of docking privileges.
